Region 01

Florida — all major markets

West Palm Beach, Boca Raton, Fort Lauderdale, Naples, Miami-Dade, Tampa, Orlando, Jacksonville, Sarasota, the Panhandle, and the Keys. We've been closing Florida deals for years — we know flood zones, HOA structures, the mainland-versus-island comp spread, and how seasonal buyers distort listings. If it's Florida, send it.

Region 02

The Carolinas — Raleigh & Charlotte

Raleigh, Durham, the Research Triangle, and Charlotte through the Piedmont. Strong population growth is pulling comps upward fast — we track the weekly moves and we move faster than most local buyers when the right property hits.

Region 03

Texas — Dallas, Houston, Austin

The Texas triangle. We buy in Dallas-Fort Worth, Houston proper and the surrounding counties, and Austin through the Hill Country. Each market has its own rhythm — we run comps that respect it, not a generic Zillow estimate.

Nashville & Arizona

Washington DC & the Mid-Atlantic

Washington DC proper, Northern Virginia through Arlington, Alexandria, and Fairfax, and the Maryland suburbs across Montgomery and Prince George's County. A dense, fast market where a clean off-market close is rare and valued. We know the jurisdictional quirks that stall local buyers, and we close around them.

Region 06

Atlanta & North Georgia

Atlanta inside the perimeter, the OTP counties of Cobb, Gwinnett, DeKalb, and Fulton, and out through North Georgia. One of the deepest rehab and development pipelines in the Southeast. We move on Atlanta inventory fast, in any condition, with a number that holds.

Region 07

Seattle & the Pacific Northwest

Seattle, the Eastside through Bellevue, Redmond, and Kirkland, and the broader Puget Sound region. High values, complex lot and zoning rules, and a seller pool that rewards certainty. We close as-is, no contingency games, no financing fall-through.

Region 08

Boston & New England

Boston and the surrounding metro through Cambridge, Somerville, Quincy, and the South Shore, reaching into greater New England. Tight inventory, old housing stock, and a premium on a fast, clean cash close. Triple-deckers to single-families, we have bought it.

From $200K rehab candidates up to $3M+ luxury rehab and ground-up development. Both ends of the curve work for us. If the number lines up with what a developer buyer can see through to exit, we're in.

Condition

Any. Hurricane damage, code violations, tenant-destroyed rentals, probate houses that nobody's opened in two years. The uglier it is, the less competition you have — and we prefer it.

Straight talk

When we're not the right buyer.

Because we'd rather waste thirty seconds telling you now than thirty days pretending.

You want top dollar.

Outside those, we'll often point you to a buyer we trust who covers your area, no fee, no catch. But we won't pretend to be the right buyer when we're not.
